Duties of a Hansted Owners Management Company:

Hansted Management Co. is a Owner Management Company (OMC). The primary responsibility of any OMC is to manage and maintain the common areas and provide maintenance services under its remit. (details are on the lease when owners purchased their properties)

The owners share the responsibility of maintenance of the walls, windows and roofing / balconies as well as common parking places and green spaces around the development. (owners of houses in the Estate contribute to the green spaces only)

As with all OMC's, Hansted Management Company was established for two key purposes:
  • To manage and maintain these common areas
  • To be the legal owner of the leaseholds of each unit and the common areas

In multi-unit development properties such as Hansted, duplexes and apartments are generally owned as leaseholds. You own the property, but not the land on which it is built. Hansted Management owns the land it is built on.


Service charges

Unit owners pay an annual fee known as a Service Charge to pay for the maintenance of these common areas and other shared services such as cleaning and waste disposal (not individual household bins.), maintenance of the structural aspects of the properties.

The services charges go towards providing:
  • Public Liability insurance - costs applies to all and shared by all owners
  • Property Owners insurance (Block Insurances) for the Duplexes / Apartments to cover for Fire and other risks
  • Gardening / Landscaping - costs applies to all and shared by all owners
  • Maintenance and Repairs of the apartment / duplex blocks - Painting, roof garden etc
  • Administration and Management fees (to run the Owners' Management Company)
  • Audit fees
  • Legal or other professional fees
  • Debt Collection charges
  • Bank charges
  • Fire Alarm maintenance (for the apartments with common areas)
  • Creation and maintenance of a Sinking Funds

How do you keep in touch with owners?

All official communications are by email unless requested specifically otherwise. Invoices/ Statements are issued by email. General communications also involve the owners Facebook closed group.

When did I agree to pay a Service Charge?

When you bought your property, you became a member of Hansted Management. Your solicitor would have advised you of your responsibilities of the management company, details of which are outlined in the Building lease. When you signed the lease, you agreed to pay an annual service charge for the maintenance and upkeep of the common areas in Hansted.

How is my Service Charge fee calculated?

The Service charge fee is calculated as per the lease agreement.
Total costs under the Budget lines are apportioned as per the terms of the lease.

When do invoices get issued?

Budgets are presented for approval in December each year for the coming year. Once approved by the owners, the annual management fees are apportioned in accordance with the lease terms and the total is split into 6 and Invoices issued 6 times a year starting in January each year. Each invoice is payable on issue / receipt.

All invoices / statements are emailed to owners.

What are the arrangements in relations to bins?

All waste collection arrangements are a matter for the owner / occupier and the Service Providers. Currently City Bin, Thornton Waste and Greyhound service the Estate. Periodically, Hansted Management may hold a Skip Day to help owners clear unwanted furniture etc.

Is the grass in front of my property cut by the Management company?

Yes, the landscaping contractor on behalf of Hansted Management Co. cut the grass in front of all properties in the Estate. Hedges and shrubs are also pruned.

What happens if I don't pay my Service Charges?

You are legally obliged to pay your service charge fee. All invoices that are in arrears will have late payment fee applied.

If after 3 months each year you have not paid your service charges, or if you have arrears going back to previous year(s), the account is passed to Debt Collection agency and / or Solicitors for collection.

The owner is responsible for all interest and costs, if the case results in the courts, and may affect your credit rating if a Judgment is registered against you.

We would sincerely hope that we never must see legal action taken - if you are having difficulties with payment due to your economic circumstances, please get in touch with us to discuss a payment plan.

If you have reasons for non-payment due to other issues, again, we would urge you to contact us to discuss as we cannot work out a solution unless we know your reasons for non-payment.
